Start with the decision, not a form

You can use every calculator and every Learn guide without leaving an email. This page is for people who want us to know which decision they are in, so the next tool we build is the one they actually needed. It is not an application, and it does not produce a rate.

Buying. Start with the full housing payment, then the first-time buyer checklist if you have not gathered the file yet. Debt-to-income is a separate test from the payment you can live with. Run both before you tour.

Refinancing. The useful number is break-even: closing costs divided by the monthly savings, set next to how long you will keep the loan. A lower payment that restarts a 30-year term can cost more interest than it saves. The guide is when refinancing makes sense.

Selling. Net proceeds are the wire, not the offer price. Payoff, commission, and credits come out. Estimate them in the seller net sheet before you compare offers.
